The Wates team and our sub-contractors would like to thank you for your continued patience whilst we have been on site at Rawthorpe Lane. Our site will close for the Christmas period on Tuesday  24 December, and will re-open in the New Year on Thursday 2 January.

Externally it is mission accomplished with us laying the tarmac base course. All the edgings and kerbs are in ready for the block paving to start in the new year. Internally we have laid the vinyl flooring to the plots in Block 1 with only the communals to complete. Blocks 2, 3 and 4 are complete with just some fine tuning to be done.
 

All remains is to wish you all a Merry Christmas and a Happy New Year from all the site staff.

Externally we have completed the installation of the services allowing us to continue with kerbing, block paving and flagging in front of blocks 2, 3 and 4. Internally all the kitchens and bathrooms are installed. We are snagging and final decorating in blocks 2 and 3. In block 1 we have hung the doors and are continuing into block 4 next week.

Externally British Gas have laid the last of the mains, service pipe and meters. Northern Power Grid have assured us the plots will be connected next week. Block 1 is progressing well, we have tiled the bathrooms and kitchens and the 2/3rd fix M&E is also continuing. Joiners are coming through fixing skirting and architraves. In Block 4 all kitchens are installed and the tiler has started. Next week the electricians will commence 2nd fixing.

Externally we completed the laying of the water pipes from the plots and Yorkshire Water connected them to the manifolds. We are continuing with the BT and electric service ducts. Internally in Block 1 all the kitchens are installed and we are continuing tiling following on with 2nd fix electrical fixing the switches and sockets. In Block 4 plastering is complete. The 2nd fix plumbing to the kitchens has been done and the kitchens units are been installed. In Blocks 2 and 3 are awaiting the power to be connected so we can do the final snag and decorating.

A good week which saw us strip the scaffolding to block 1 and 4.  This will enable us to start installing the services.

Internally in block 1 we started installing kitchens to the 2nd floor and continuing 2nd fix M&E and mist coating the walls.

In block 4 we have completed the 1st M&E and are closing up the walls and starting plastering.

With the completion of the beam and block flooring on Block 4, the insulation and damp proof membrane is laid before the floor screed is poured. The first lift of the scaffold is also erected around the block in preparation for the timber frame.

The substructure is now complete on Block 4 and the internal plot drainage has been run so the beam and block floor can be laid on top.
 
 
The top floor timber frame panels on Block 1 are being installed and the roof which has been constructed this week lifted on top.

The ground floor timber frame is installed on Block 1
 


As this block is stepped by a whole story, the top of this lower timber frame reaches the height of the beam and block flooring on the level behind.
 

More timber frame will be arriving on site this week.

Following the insulating and screeding of the floor at Block 1, the timber sole plates are being fixed in position, ready to receive the Timber Frame. 
 

The lower level of the scaffold is being erected around the block to allow for access when lifting the timber frame in.
 

Meanwhile on blocks 2 and 3 where the timber frame is up, the bricklayers are beginning to wall externally.

The insulation is ready to be fixed into place in Block 3 in the party walls, ceilings and lofts, we can see how thick this is with the open roll in the foreground of the photo.

The splash course is laid on a gas membrane (yellow) to prevent gasses rising up into the home.  This splash course will later support the timber frame sole plates.
 
 
Block 2 timber frame is erected and both roofs are on so internal works can begin with insulation.
 

 
The Sarnafil roof covering is being installed at Block 3, the single ply membrane gives a very smooth finish.

The Beam and Block flooring is installed on Block 1, the blocks help to evenly distribute the beams that support them, which span the substructure walls.

Timber frame is erected at Block 2 and the ply is begun on the roof ready for the installation of the Sarnafil membrane roof covering.


 Inside block 2 we can see the timber panels which arrive on site with rigid insulation already fitted which will ensure the homes will have excellent thermal performance.
 

Roof trusses are assembled on the substructure of Block 3 inside the scaffolding to save space on site, these will then be lifted onto the neighbouring plot.

The block work is complete to underside of beam on Block 1 in the foreground and ready for installation of the beam and block floor.  The scaffolding on blocks 2 and 3 is being erected in preparation for arrival of the timber frame.

The screed has been laid on block 2, this is a specific concrete screed which can be laid without requiring the surrounding structure to be weather tight first.

Sections of the shuttering have been removed from the Block 4 retaining wall to reveal the concrete wall.
 

There was not enough space to safely work behind the wall on the next section so shuttering is only used on one side, the concrete pour is contained between this and the earth behind.

The retaining wall on block 4 has begun. This section is created using shuttering on both sides (shuttering is shown here with the red edge) with the concrete poured between, when cured the shuttering will be removed.
 

Scaffolding is being erected around block 3 in preparation for the arrival of the timber frame.
 

Foundations are poured at the back of the Block 1 retaining wall ready for the block work to be built up.

The crane is on site for the second day, lifting the beams in to place for the beam and block flooring on block 2 with block 3 completed earlier this week.
